Electrical safety

• EICR in date (5-yearly) and C1/C2 observations remedied with certificates
• No cracked, scorched or loose switches/sockets in any room (replacement guide)
• RCD protection on socket circuits; consumer unit labelled
• Enough sockets per room to prevent adaptor stacking (USB sockets cut charger clutter)
• Bathroom electrics respect zones and IP ratings (zones guide)
• Portable appliances supplied by landlord PAT tested and logged

Fire detection & escape

• Interlinked smoke detection to the grade/category in your licence (BS 5839-6)
• Heat detector in kitchen; CO alarm where required
• Fire doors close fully onto intact intumescent & smoke seals (seals)
• Self-closers fitted and working on escape-route doors
• Escape routes free of storage; final exits openable without a key
• Emergency lighting on escape routes tested & logged (BS 5266 — guide)

Documents ready for inspection

• Current EICR + remedial certificates
• Gas safety certificate (annual)
• Fire alarm & emergency lighting test log
• Fire risk assessment (reviewed within 12 months)
• Licence conditions re-read against the property this year
